PTerms and Conditions

Apartment Costs– Your credit card or debit card will be used to guarantee any charges in addition to your apartment charge. If you have not provided a credit card or debit card or they have not be honoured or are valid then you will be required to provide a valid credit card or debit card on check in to guarantee any charges in addition to your room charge.

Arrival and Departure Times – Apartment Check-In is from 3pm on the day of arrival and we require that they are vacated by 11am on the day of departure unless there has been an alternative agreement with us in writing.

No Smoking – All public areas, communal areas and apartments are non-smoking. Should you be found to be or have been smoking in your apartment, public area or a communal area a charge of £200 will be made, which will be taken from your credit/debit card to cover the extra cleaning of furnishings and fabrics.

Children – No children under the age of 12 years please.

Pets – Pets may be able to stay in request – please check before making your booking

Damage and Breakages – You are responsible and liable for any breakages or damage that is caused by you and/or your guests, in any way, while you occupy the apartment including any accidents that may occur. If any damage is caused you are responsible for the full cost of replacement or repair. You agree that the costs will be taken from the credit/debit card used to secure the booking or used to pay for the stay but if this is not possible for whatever reason you will still be liable for the above costs. This also applies to anything that goes missing from your room during your stay and an inventory will be taken before and after your stay.

Noise Policy – It is important to us that every guest’s stay is a renewing and peaceful one. Maintaining a quiet and sleep-conducive environment on guest floors is our highest priority. For this reason, we handle noise complaints in the following manner:
Upon the first noise complaint, we will issue a warning to the registered guest(s).
If there is a second complaint, everyone but the registered guest(s) will be charged £50 and required to leave the apartment and building.
In the event of a third complaint, the registered guest(s) will be charged £150 and evicted from Breck Apartments with no refund.

Setting off the smoke alarms without due cause  £250 (call out charges for emergency services)

Car Parking – There are five parking spaces to the rear of Breck Apartments and these are monitored by external firm UK Protection Services (UKPS). .  Breck Apartments will not accept any responsibility for parking tickets issued or damage to vehicles. Car parking cannot be reserved.

Particular Requirements – Please advise the reception team of any particular requirements including mobility issues you may have prior to arrival. We will do our best to assist if we are able but apologise in advance if your particular request cannot be met.

Particular Requests – Whilst every effort is made to fulfil your requests, unfortunately we cannot guarantee these and failure to do so will not constitute a breach of contract.

Occupancy Terms (Very important) – It is a strict term of the agreement that each apartment must only be occupied and used by the actual guests confirmed on the booking. Apartments are NOT to be used for any other purpose than the stated occupancy and the admission of other guests to the apartments who are not named on the booking is strictly forbidden unless agreed in advance and in writing with us. Breach of this term could result in the immediate termination of the booking without any refund. This is because each property has been individually designed to a very high standard at considerable expense and they are maintained to the highest of standards for your enjoyment and the enjoyment of future guests.

We reserve the right to immediately terminate your occupancy of the apartment in the unlikely event that we reasonably believe that your behaviour is unacceptable. If we take this course of action then no refund will be payable by us.

We do not accept any liability for any valuables, money or any personal items left in the apartments or within the property at all, including the Car Park. Anything left in the apartments and/or the property and/or the Car Park is at the guests and/or visitors own risk.

The properties are monitored externally, internally (but not in the apartments) and in the Car Park in all communal areas by CCTV for your own security and the security of the properties. If this is unacceptable or not to your requirements then we advise that they may not be suitable.
